A pitch raise is an additional tuning pass performed on a piano that is  significantly out of tune, typically more than 15 cents flat of standard  pitch. As a general guideline, if a piano hasn't been tuned within the  past 3 years, it is likely to require a pitch raise. The cost of a pitch  raise is determined based on the additional time it takes to perform  the procedure. 


Regulation involves adjusting the components of a piano's action.  Regular play can cause the action to fall out of adjustment, resulting  in an uneven feel while playing. Furthermore, regulation can impact the overall responsiveness and feel of the piano. However, it should be  noted that regulation does not encompass the touch weight, which refers  to the amount of pressure required to depress a piano key. 


Over time, hammers in a piano develop pitting, resulting in a flat spot  that affects the quality of the tone produced. Reshaping or replacing  the hammers can address this issue. Voicing adjusts the piano's tone to the player's  preference. In cases where the tone is excessively bright or dull, a  technician may recommend voicing to make the sound brighter or more mellow.
